About JBSA-Fort Sam Houston

Fort Sam Houston is the Home of Army Medicine. It hosts Brooke Army Medical Center — the Department of Defense's only Level I trauma center — plus the Medical Education and Training Campus, which graduates more than 16,000 military healthcare professionals a year, and the headquarters of U.S. Army North and U.S. Army South. Its central location means you can live close-in near historic neighborhoods, or head northeast for newer homes and bigger yards.

Where families actually live

Neighborhoods near JBSA-Fort Sam Houston

Fort Sam sits near the center of the city, so you get a real choice: historic and walkable at the gates, or newer construction north and northeast.

Terrell Hills & Alamo Heights

Minutes from post · Alamo Heights ISD

Established, close-in neighborhoods literally at the gates — Terrell Hills borders the post. Tree-lined streets, strong schools in Alamo Heights ISD, and some of the most sought-after addresses in the city.

Government Hill

Walkable to post

The historic neighborhood right at Fort Sam's front door — walkable to post and minutes from the Pearl and downtown. Character homes and an unbeatable commute.

Stone Oak & the north side

About 20–30 min via 281

Newer homes, master-planned amenities, and highly rated schools on the far north side. A favorite for medical families who want new construction and don't mind the drive down 281.

Northeast corridor (Schertz, Universal City, Converse)

About 15–25 min via I-35

The value-and-new-construction play shared with Randolph families: newer homes at accessible prices in the metro's most active building zone, with an easy I-35 run to post.

Central and northeast decision map

Match the home search to the shift and housing stock

Fort Sam and BAMC buyers can search close-in historic neighborhoods, newer north-side inventory, or the northeast corridor. The right lane depends on shift timing, inspection tolerance, space needs, and the complete address-level payment.

Close-in lane: Government Hill and nearby established areas

Living near post can reduce distance and put downtown or the Pearl nearby, but older housing deserves careful inspection of major systems, prior work, drainage, and the repair budget. Character is useful only when the condition works too.

North-side lane: newer homes with a longer route

Stone Oak and nearby north-side areas can offer newer plans and more community amenities. The trade-off is a traffic-sensitive trip using U.S. 281, so we test it against the actual BAMC or Fort Sam schedule.

Northeast lane: more inventory across several cities

Universal City, Converse, Schertz, and nearby communities expand the resale and new-construction pool. We compare the I-35 or surface-road route alongside taxes, insurance, HOA dues, and builder terms.

Let the shift choose the commute test

A daytime clinic schedule, overnight hospital shift, and standard military duty day can produce different traffic patterns. We evaluate the route at the time that matters to you rather than relying on one generic commute estimate.

Rami handled my spur-of-the-moment purchase with incredible ease. He approached each interaction very professionally and really had my best interests in mind. He is knowledgeable, pro-active, and makes himself available — which is so important throughout the home buying experience. I would highly recommend Rami, and my expectations are exceptionally high.

Susan G.Zillow

Rami was a very professional realtor and tough negotiator while searching for our home in San Antonio. He worked our price down by 8 grand and even convinced them to throw in a fridge. We are a military couple navigating the buying process all the way from Maryland, and he had no problem bridging the distance for us. He even picked up the keys for us after closing since we weren't in town yet. You can't go wrong with this realtor!
