About Schertz
Schertz is the anchor city of the Randolph Metrocom — the ring of communities around JBSA-Randolph — and one of the San Antonio metro's steadiest family suburbs. It grew a third larger between 2010 and 2020 (42,002 at the 2020 census, roughly 44,000 today) by offering a simple deal: newer master-planned neighborhoods, Schertz-Cibolo-Universal City ISD schools, I-35 running through the north side with downtown San Antonio 19 miles away, and JBSA-Randolph about 11 miles from your driveway. The city spans three counties — Guadalupe, Bexar, and Comal — which matters more than you'd think when the tax bill arrives.

Schertz spans three counties, and the total property tax rate depends on which side of the line your lot sits — the same house can carry a different bill in Guadalupe vs. Bexar vs. Comal county. I check it on every home.
The Crossvine
Schertz's first master-planned community and the closest masterplan to the base — about 5 miles from Randolph and 2.5 from Loop 1604. Resort pool, amphitheater, trail system, and builders including David Weekley, Highland, Scott Felder, Chesmar, Brightland, DRB, and Pulte.
Homestead
An award-winning masterplan with 5+ miles of trails, a resort-style pool, and a fitness center. Homes run roughly 1,600–3,200+ square feet from Scott Felder, Pulte, CastleRock, Perry, Century, Highland, and Chesmar — a wide enough range that first-timers and move-up buyers both fit.
Rhine Valley
Off FM 1518 on the base side of town, with homes roughly 1,900–2,700 square feet and some streets walking distance to Corbett Junior High. The original section is complete; Coventry Homes and M/I Homes carry the active new construction.
Willow Grove
Lennar's Schertz community, positioned for Randolph access with a dozen floorplans across the size range most families actually shop. A straightforward new-build option where builder incentives often sweeten the math.

SCUC ISD earned a B (81/100) from the TEA in 2024–25, improving on the prior year — and Byron P. Steele II High School carries an A grade from Niche, ranked among the top public high schools in Texas. I'll tell you which campuses serve which streets.

Every JBSA installation shares one housing allowance area, so your BAH stretches the same here as anywhere in the metro — and Schertz's mid-$300s typical prices with builder incentives on new builds make the math work without stretching.
VA loans are standard practice here
Major builders across Schertz close VA purchases routinely. Your loan funds when the home is complete and passes the VA appraisal, and I make sure the builder holds a valid VA Builder ID before you sign anything.
