South-side Boerne (78015, near Fair Oaks Ranch) trims 10+ minutes off any San Antonio drive; in-town Boerne (78006) gets you closer to Hauptstrasse and the creek. That trade-off is usually decision number one.
Esperanza
Boerne's flagship master-planned community: 1,700 acres with 450+ acres of open space, 20+ miles of trails, a resort pool, and an elementary school inside the neighborhood. Active new construction from builders like Highland Homes, Perry Homes, Chesmar, Drees, and Scott Felder — plus a 55+ Toll Brothers section.
Regent Park
An established Boerne community where new sections are still coming online with wide homesites you rarely find inside San Antonio. Highland Homes, Kindred, and Brightland have built here; some phases are sold out, so timing matters — I track what's actually available.
Balcones Creek
Built out since 2014 by names like Highland, Perry, and Sitterle, with homes from about 2,000 to 4,700+ square feet. Mostly a resale play at this point — a good fit if you want a newer home in Boerne ISD without waiting on a build.
Napa Oaks
A gated community on the San Antonio side of Boerne, prized for pairing Boerne ISD schools with the shortest possible I-10 commute. New construction here has sold out, so it's resale only — homes by Brightland (formerly Gehan), Monticello, and M/I.
