Boerne combines a historic Hill Country center, Cibolo Creek, established neighborhoods, and newer communities along the I-10 corridor. The U.S. Census Bureau counted 17,850 residents in 2020 and estimated 24,047 in July 2025, a 34.6% increase from the 2020 estimate base. That growth makes commute routes, school boundaries, construction, utilities, taxes, and the difference between the 78006 and 78015 sides important parts of a home search.

Esperanza

Master-planned · Boerne ISD

A large master-planned community with trails, open space, amenities, and an elementary school in the neighborhood. Several builders and resale options can be present at once, so I verify current inventory, phases, prices, lot premiums, age restrictions, and written offers for the homes you are considering.

Regent Park

New phases opening · larger 65'–80' homesites

An established Boerne community where new sections are still coming online with wide homesites you rarely find inside San Antonio. Highland Homes, Kindred, and Brightland have built here; some phases are sold out, so timing matters — I track what's actually available.

Balcones Creek

Just east of I-10 · newer resale homes

Built out since 2014 by names like Highland, Perry, and Sitterle, with homes from about 2,000 to 4,700+ square feet. Mostly a resale play at this point — a good fit if you want a newer home in Boerne ISD without waiting on a build.

Napa Oaks

Gated · 78015, the short-commute side

A gated community on the San Antonio side of Boerne, prized for pairing Boerne ISD schools with the shortest possible I-10 commute. New construction here has sold out, so it's resale only — homes by Brightland (formerly Gehan), Monticello, and M/I.

A real main street

Hauptstrasse's shops, restaurants, and festivals give Boerne a downtown people actually use — with Cibolo Creek's trails and fishing piers running alongside it. It's small-town Texas that hasn't been hollowed out.

Hill Country lots, workable commute

Oaks, limestone, elevation, and homesites up to 80 feet wide — yet I-10 puts the Medical Center and northwest San Antonio job centers within a manageable drive, closer still from the 78015 side.

A strong fit for veterans

Camp Bullis sits just down I-10, and eligible VA buyers can finance qualifying Boerne resale or new-construction homes when the property, appraisal, occupancy, entitlement, and lender requirements align. Veterans receiving compensation at the 100% rate because of a 100% service-connected rating or Individual Unemployability may qualify for Texas's total residence-homestead exemption after applying with the county appraisal district. Kendall County keeps a Veterans Services office right in town.
