The draw is real: Gruene Hall (Texas' longest continuously operating dance hall), Schlitterbahn, Wurstfest every November, spring-fed rivers you can float all summer — and a position on I-35 that puts downtown San Antonio about 35 minutes one way and the Austin metro up the road the other. Growth this fast cuts both ways for buyers, and that's where having your own agent pays.

New Braunfels straddles two counties and two school districts, and several new communities carry MUD or PID assessments — so two similar homes can cost meaningfully different amounts per month. I run that math on every home we consider.
Veramendi
The city's flagship master-planned community, with New Braunfels ISD schools built right on site — a new elementary opened for the 2025 cycle. Builders include Perry Homes, Pulte, David Weekley, Highland Homes, Coventry, DRB, and Scott Felder, running from the low $400s past $1M.
Mayfair
A 1,900-acre community straddling I-35 with roughly 6,000 homes planned, 330 acres of parks, 30 miles of trails, and future Comal ISD campuses inside the neighborhood. Highland Homes, Coventry, Toll Brothers, and D.R. Horton are building — ground-floor pricing while it's early.
Meyer Ranch
The value play of the big masterplans: Hill Country setting on TX-46 in Comal ISD, with David Weekley, Highland, Perry, Scott Felder, Chesmar, DRB, and Tri Pointe building from the mid $300s. A strong first-buy or right-size option.
Vintage Oaks
A 3,900-acre Hill Country community on TX-46 where you buy acreage, not just a lot — custom and semi-custom homes with resort amenities including a clubhouse and lazy river. The pick when the goal is land, views, and elbow room.

Both districts earned a B from the TEA in 2024–25 — Comal ISD scored 87, and New Braunfels ISD scored 81 with a 96.7% graduation rate. Which district a home feeds depends on the address, and I verify it every time.

Veramendi, Mayfair, Meyer Ranch, and Vintage Oaks have a dozen-plus builders competing for buyers at once, and 2026's buyer-leaning market means rate buydowns and closing-cost credits are on the table. I negotiate them for you — the builder's on-site agent works for the builder.
