Buy a home in Universal City, Texas
Considering Universal City? I'm Rami, a San Antonio-area realtor and 100% disabled Air Force and Army veteran. I work with all home buyers, with most of my practice focused on first-time buyers, VA buyers, new construction, and relocating families.

About Universal City
Universal City sits directly beside JBSA-Randolph and identifies itself as the Gateway to Randolph AFB. The U.S. Census Bureau counted 19,720 residents in 2020 and estimated 20,399 in July 2025. Pat Booker Road connects I-35 with the base area, and much of the city offers established housing rather than large new subdivisions. Buyers should compare the condition, renovation needs, school assignment, taxes, and full payment of each home with newer options in Schertz and Cibolo.
Communities in Universal City
Universal City has a smaller housing footprint than Schertz or Cibolo, so the available mix can change quickly. A current preapproval and a clear inspection and payment plan help you evaluate a home without skipping due diligence.
Olympia Hills
Built around the city-owned 18-hole Olympia Hills Golf & Event Center, which finished a round of upgrades in late 2025. This is Universal City's premium pocket — larger homes on the golf course while staying minutes from the gate.
Cibolo Crossing
A newer-home option near the Olympia Hills area and Cibolo Creek trails. Availability, floorplans, prices, lot premiums, and written builder offers can change, so I confirm the current inventory before using it in your comparison.
The established core
Universal City's established ranch-style neighborhoods offer mature trees, varied lot sizes, and convenient Randolph-area access. Inspection findings, insurance, taxes, utilities, and renovation needs belong in the payment comparison alongside the list price.
Nearby: Live Oak & Converse
Live Oak and Converse add established and new-construction choices close to the Randolph area. If Universal City inventory is limited, I compare current listings, commute routes, taxes, school assignments, and home condition across all three cities.
Why buyers choose Universal City
The honest version — where the value is, and what to check before you buy.
Direct Randolph-area access
Universal City sits beside JBSA-Randolph, and Pat Booker Road connects I-35 with the base area. I compare the exact property, gate, route, traffic, construction, and report time before presenting a commute estimate.
Established homes at varied price points
Universal City often gives buyers an established-home alternative to newer Schertz and Cibolo communities. Eligible VA buyers may be able to buy with no down payment when the price does not exceed the appraised value and all VA and lender requirements are met, but affordability still depends on the complete payment and condition of the home.
Plan for a future PCS before you buy
If you may receive new orders later, evaluate resale and rental scenarios before choosing the home. Future rent, vacancy, repairs, management, HOA rules, financing, and market conditions are not guaranteed, so the plan needs conservative numbers.
Check the school district by address
Universal City splits between two districts — Schertz-Cibolo-Universal City ISD and Judson ISD — so the district depends on the specific address. I verify it on every home, every time, before you commit.
Rami was so helpful, went out of his way to help me get my beautiful home!
Rami is really clear and straightforward about the entire process. He was extremely patient and answered all of my questions thoroughly. He's connected to all of the best communities no matter what part of town you want to be in, found me incentives I didn't even know I'd be qualified for. The entire move-in process was really smooth and he was by my side the entire way. Even after moving in, he reached out to make sure everything is going well.
We couldn't have asked for a better guide than Key Turn & Co. Realty Group for our first home purchase. They truly listened to what we wanted, were incredibly patient, and masterfully negotiated on our behalf. Working with Rami was an absolute pleasure — professional, responsive, and deeply knowledgeable about the local market. He went above and beyond to ensure we found the perfect property. 5 stars all the way!
