About Universal City
Universal City doesn't just sit near JBSA-Randolph — it exists because of it. The town was named in 1931 as Randolph Field opened next door, boomed after Air Training Command arrived in 1957, and its official motto is still "The Gateway to Randolph AFB." Today it's a compact, built-out city of about 20,000 where Pat Booker Road runs from I-35 straight to the base's main gate. Most streets are mature, tree-lined 1960s-to-80s neighborhoods, which is exactly why it's one of the most affordable established options in the Randolph orbit — typically running $100K or more below comparable Schertz and Cibolo listings.
Communities in Universal City
Universal City is small and built out — about 5.6 square miles — so inventory is limited at any moment and good homes move fast, especially during PCS season. Being pre-approved and ready is the whole game here.
Olympia Hills
Built around the city-owned 18-hole Olympia Hills Golf & Event Center, which finished a round of upgrades in late 2025. This is Universal City's premium pocket — larger homes on the golf course while staying minutes from the gate.

The established core
Universal City's original 1960s–80s ranch-style neighborhoods — mature trees, bigger-than-modern lots, and the closest civilian streets to Randolph's gate. These are the homes that keep total payments comfortably under BAH, and smart updates go a long way here.
Nearby: Live Oak & Converse
Right next door, Live Oak holds the I-35/Loop 1604 junction with medians in the $270s–$320s, and Converse is the Randolph orbit's most affordable market with heavy entry-level new construction. If Universal City inventory is tight, these are the natural expansion moves — and I cover all three.
