This is not a one-size-fits-all ranking. It is the shortlist I would start from depending on your orders, payment, builder preference, and lifestyle tradeoffs.

How I narrow the map before touring

Start with orders and commute

JBSA housing guidance says service members should check in with housing before signing. For the home search, the practical first question is where you report, when you report, and how much drive time your household can actually live with.

Use BAH as one input

Official BAH is based on year, ZIP, pay grade, dependency status, and permanent duty station. It helps with qualification, but taxes, insurance, HOA dues, debts, utilities, and cash cushion decide comfort.

Separate new-build value from new-build shine

Builder credits, warranties, and rate buydowns can help. They do not automatically beat a well-priced resale once taxes, HOA dues, inspection items, commute, and resale risk are in the math.

Stack VA and Texas benefits carefully

VA purchase loans can offer no down payment and no monthly PMI. Disabled-veteran exemptions and funding-fee rules can change the real monthly number, but they must be verified before closing.

Orders to Randolph

Start with Schertz, Cibolo, Universal City, Live Oak, and Converse. Then decide whether commute or newer construction wins.

Orders to Lackland

Start west: Alamo Ranch, Westover Hills, Heritage, Valley Hi, and nearby west-side new-build communities.

Orders to Fort Sam / BAMC

Start close-in or north/northeast. Medical schedules can make commute certainty more valuable than square footage.

Orders or work near Camp Bullis

Start northwest: Boerne, Fair Oaks Ranch, Leon Springs, Helotes, Stone Oak, and I-10/US-281 lanes.

First VA purchase

Compare west side and northeast first, then test New Braunfels or Boerne only if lifestyle is worth the drive and payment.

100% disabled veteran

Do not shop by list price alone. Property-tax exemption can change the monthly math, especially in higher-tax suburban communities.

Money guardrails

The cheapest-looking suburb is not always the best deal

VA buyers can get powerful benefits, and builders can offer meaningful credits. The winning area is still the one where the all-in payment and commute survive real life.

BAH

Use the official DoD lookup, then build a full payment with taxes, insurance, HOA dues, debts, utilities, and cash cushion.

VA loan

No down payment can work when the price does not exceed appraised value, and VA loans do not require monthly PMI.

Builder incentives

Credits and buydowns can help, but compare them against the base price, tax rate, HOA dues, appraisal risk, and resale fit.

Disabled-veteran benefits

Funding-fee exemption and Texas property-tax exemptions can change the monthly picture, but filing and lender verification matter.
